The philosophy

Architects, site management, construction, administration, interior design and maintenance are our own departments. Anyone who calls speaks to our administration team. Whoever rents from us has a property manager as the contact for everything, from the contract to the works.
Trades in-house
- ArchitectsThey design with the BIM method, from the preliminary study to the building permit, and look after the interiors as well. They are registered with OTIA.
- Civil engineerCalculates and checks the structures of the buildings and oversees the structural work on site.
- Site managementChecks time, cost and quality and sends regular reports to the client, from design to handover.
- Construction companyA registered contractor, with a master builder, cranes, excavators and concrete plants.
- Renewable-energy technicianLooks after photovoltaics, heat pumps and the energy efficiency of the buildings.
- Maintenance teamIn-house workers and maintenance staff for civil works, plumbing and finishes.
- Accounting and administrationDraws up the leases, keeps the books, issues invoices, checks payments and writes the check-in and check-out reports.
- LegalPrepares and checks the contracts and handles leases and procedures with the municipality and the canton.
- IT departmentRuns the systems and the network and develops in-house the tools the company needs.
- Human resourcesLooks after recruiting and training staff. Tigestim is an apprenticeship host company.
The story
Riccardo Quadroni is fourteen in 1950, working in the woods to pay for the trip to Zurich. In 1961 he founds SITAF, an insulation company, “thanks to a subcontract for an 18,000-franc project”. Then Italy, Libya, five years in Riyadh. In 1989 he comes back to Ticino for good and founds Tigestim in Bioggio, which at first manages only the group’s own buildings. In the nineties the office settles at Via Industria 31, where it still is.
From 2001 the business opens up to companies. Tigestim builds and lets space to local and international firms that choose Ticino, and grows with them: VF International’s EMEA headquarters in Stabio (2013), the Avaloq extension in Bioggio (2018), Centro Bioggio (2019), Polipark and the Hotel Dorint in Riazzino (2024), the Viseca building (2025). Today thousands of people work in its buildings. The company has stayed in the family, and the founder, at ninety, is still in the office every day. His advice to the young is to “work more than you have to and spend less than you could”.

The property business for companies begins, with the Q3 building at Via Pianon 1.
The Giusi and Q4 buildings in Bioggio, Strada Regina 42 and Via Pianon 7.
Strada Regina 40 in Bioggio: 7,800 m² handed over to B-Source, now Avaloq.
The group buys the former Tubofer site in Mezzovico, 12,654 m².
Renovation of Centro Bioggio. In Stabio, building 228 at Via Lische and the DB Schenker logistics centre.
Building permit for the Polipark. New entrance and Otto’s at Centro Bioggio. Casa Wood is set up, the group’s timber construction company.
Viseca moves into the building at Via Strecce 7 in Bioggio, 2,750 m² of offices.
1961 — today
Tigestim is founded in Bioggio to manage the group’s properties.
The Valsandor building at Via Industria 18 in Bioggio.
The La Punta building at Via Cantonale 2B in Manno.
Strada Regina 44a in Bioggio, 6,900 m² of offices: from 2010 the European headquarters of Guess.
EMEA headquarters of VF International in Stabio, 15,000 m², as general contractor. The Sarix building in Sant’Antonino, 6,400 m².
Extension of the Avaloq headquarters in Bioggio, 4,700 m², opened on 26 February 2019.
The group takes over the former Polivideo site in Riazzino, 17,000 m². In Stabio the new entrance and the VF3 open space, in Bedano a 2,000 m² warehouse.
The first shops of the Polipark open on 22 February, the Hotel Dorint on 7 October, 82 rooms.
The Polipark retail piazza opens, with the open day on 1 October.
